The listed bunker in Hamburg’s Ottensen district was gutted by Hamburg-based HAMINVEST GmbH and converted into an extraordinary residential building. Originally built in 1939, the bunker served as emergency accommodation for the clinic opposite.

HAMINVEST was responsible for the entire project development as well as project and construction management for this project. It was also responsible for asset consulting throughout all phases of the project.

The historic character was deliberately retained during the conversion in order to create a living environment with a special flair. The clear design language combines solid exposed concrete with generous window areas and thus combines the original protective character of the building with modern elegance. Exterior walls up to 1.75 metres thick characterise the stairwell in particular and create a special atmosphere.

The result is nine exclusive condominiums with a loft character, spacious outdoor areas and living spaces ranging from 56 to 237 m². Ceilings up to three metres high reinforce the open feeling of space. The highlight is the two-storey panoramic penthouse, which creates a creative link between the historic building and the modern extension with its large glass fronts and horizontally structured copper sheet façade.

The bridge between old and new is also reflected in the choice of materials and design language: the linear structure of the bunker façade is subtly picked up and continued in the penthouse. The result is a striking building with a unique view over the rooftops of Hamburg.

The building was completed in 2016.
