As part of the general refurbishment of the listed office building at Klopstockstrasse 1 in Hamburg, extensive modernisation measures will be implemented by 2026, with particular attention paid to the historic building fabric. The building was designed by Werner Kallmorgen in 1970.
The refurbishment will include the energy optimisation of the building envelope using a modern mullion-transom façade system with triple glazing. The thermal insulation requirements in accordance with the Building Energy Act (GEG) and the sound insulation specifications in accordance with DIN 4109 will be fully met. In addition, the technical building equipment will be comprehensively modernised, including a new heat pump system and adapted ventilation and smoke extraction systems.
The services as general planner include the coordination of all specialist planners, the property planning in accordance with HOAI (work phases 1-8), the creation of a detailed fire protection concept and liaising with the monument protection authorities. Special challenges arise from the refurbishment of the lift lobbies in line with the requirements of listed buildings and the logistics planning for the inner-city property, which is completely surrounded by public space.
The refurbishment will make the building available for flexible office use in the long term from 2026, while preserving its architectural character.
