The site is located in the east of the Hammerbrook district at Heidenkampsweg 84 (parcel 1369) and covers a total area of approx. 1,800 m². Due to its exposed location at the corner of Heidenkampsweg and Süderstraße, the competition area and its future development have a cityscape-defining function.
A hotel development in the three-star-plus segment is planned on the site. The planned development is intended to create high-quality architecture appropriate to the exposed location and the prominent high-rise neighborhood.
In the preliminary planning, the building comprises eleven full stories with a total above-ground gross floor area of approx. 13,000 m² plus three basement levels for underground parking and technical areas and ancillary rooms with a gross floor area of approx. 5,000 m².
