WBRE has been managing the MK3 construction project in Parkstadt Schwabing since 2020. The project is a prime example of sophisticated tenant management and the resolution of complex coordination tasks in a modern commercial new build.
Instead of a conventional award strategy, a cooperative process was used, in which the companies involved were integrated into the planning process at an early stage. This made it possible to jointly optimise technical, scheduling and economic aspects.
WBRE’s central task is tenant management, as the tenants are responsible for the fit-out of the office space themselves. This required the coordination of two planning teams – with coordinated planning on the part of the landlord and the tenants. Precise change management and close coordination were necessary to ensure that everything ran smoothly. Special requirements arose when awarding the landlord’s services.
The project comprises two construction sites with different processes, structures, safety and logistics concepts, some of which were managed at a higher level by the landlord or WBRE. Deliveries had to be continuously coordinated with the progress of construction.
Only after the completion of the internal stairwells – part of the landlord’s services – was it possible to dismantle the external stairwells. These transitions required precise coordination in terms of timing and content to ensure that commissioning took place on schedule.
