The site is located in the east of the Hammerbrook district at Heidenkampsweg 84 (plot 1369) and covers a total area of approx. 1,800 m². Due to its exposed location on the main road Heidenkampsweg / corner of Süderstraße, the competition area and its future development has a cityscape-defining function.
A hotel development in the three-star-plus segment was planned for the site. The planned development was intended to create high-quality architecture in keeping with the prominent location and the architecturally sophisticated neighbourhood.
In the preliminary planning, the building comprised eleven full storeys with a gross floor area above ground totalling approx. 13,000 m², plus three basement storeys for underground parking, technical and ancillary rooms with a gross floor area of approx. 5,000 m².
The general planning was successfully completed up to service phase 4 on behalf of the client.
