In the Munich municipality of Grünwald, located above the Isar Valley, the first construction phase of a residential estate, which was already completed in 2020, is currently being expanded by six additional apartment buildings with 167 residential units and one commercial unit. According to the designs of zillerplus Architekten, a park-like and open complex is being created on the site. The constructions get their unique character from their unusual crystalline, villa-like structure: due to this special feature, they stand out from the surroundings and yet create an overall ensemble as a community. The 14 houses in total are not assigned to any particular grid and are arranged in a displaced manner. As a result, their gardens, balconies and loggias allow the residents the privacy they need. In addition, an underground garage with parking spaces for cars and bicycles is available to residents to ensure a car-free property. The exterior walls of the above-ground building structures are made of thermal insulation bricks for reasons of building physics; in order to guarantee appropriate sound and heat insulation, adapted wall structures, such as sand-lime brickwork, are used. Precast reinforced concrete elements are used for floor slabs, stairs and balcony slabs. The load-bearing interior walls are planned in sand-lime brickwork or reinforced concrete. The single-story basement will be built in reinforced concrete with a two-layer waterproofing against pressing water. The underground car park will be built as an independent structure in reinforced concrete. The underground parking garage floors will be made of semi-precast reinforced concrete elements. WBRE is responsible for construction management on behalf of the client. At the end of 2022, the second construction phase should also be ready for handover to the client.
