The “Gerichtshöfe” are a historic building complex in Berlin’s Mitte district. This characteristic example of Berlin’s Gründerzeit architecture, with its residential and commercial buildings, is part of the Gesobau AG portfolio.
The renovation project included closing the gap left by wartime destruction of the front building, dismantling and reconstructing the roof trusses, converting attic spaces into apartments, complete refurbishment of the existing 81 residential units, and renewal of the outdoor areas. The historic complex—comprising the west wing on Sophie-Charlotten-Straße, the central section along Mollwitzstraße, and the east wing on Heubnerweg—was modernized in such a way that its historic charm was preserved while at the same time creating contemporary living spaces.
One of the greatest challenges was dismantling the existing roof structure to make space for the new superstructure. In close coordination with all stakeholders, the transition from historical fabric to modern architecture was successfully achieved.
Another key focus was accommodating the individual special requests of buyers and handing over the apartments upon completion. Bicon Generalplanung ensured the highest precision and quality in both coordination and execution.
The project was completed in 2023. Particular attention was given to integrating the historic building structure while creating modern living environments that meet the expectations of both past and present. The renewal of the outdoor spaces further enhanced the entire neighborhood.
Bicon Generalplanung was responsible for construction management, including tendering and awarding of services for phases 6 to 8. In close collaboration with general planner Bollinger + Fehlig and Gesobau’s tenant management, the renovation was carried out while the property remained in use.
