The ‘Ballin Voyage’ office building is being extensively refurbished in a central location in Hamburg’s city centre, in the immediate vicinity of the Binnenalster lake and the main railway station. The existing building from 2001 at Ferdinandstrasse 18-24, a former bank building, is being converted into a modern, eight-storey single-tenant property.

Around 7,000 m² of rental space will be created on a gross floor area of around 9,700 m². The floor plans allow for flexible office layouts – from open-space solutions to classic cell structures. The underground car park provides 26 car parking spaces as well as 96 bicycle parking spaces, changing rooms and showers.

The building will be certified in accordance with the BREEAM standard, with the aim of achieving a ‘very good’ level of excellence. The project therefore fulfils high requirements in terms of sustainability and energy efficiency.

The project name ‘Ballin Voyage’ refers to Albert Ballin, the former general manager of the Hamburg-America Line (HAPAG), who turned Hamburg into a major emigration port.

WBRE GmbH has been commissioned with the project and construction management for this project. The client is UBS Real Estate GmbH, while pbr Planungsbüro Rohling AG is responsible for the planning. The general contractor apoprojekt GmbH is responsible for realisation. Completion is scheduled for March 2026.
