In the heart of Munich, between the English Garden, the Isar, and the Eisbach, one of Germany’s most exciting urban development projects is taking shape: The Tucherpark in the Eisbach district. Across 14 hectares, Commerz Real is developing a modern neighborhood through its hausInvest fund that combines living, working, and leisure in a unique way. For the Bavarian capital, this not only means advancing the development of a historic site, but also creating a prototype for sustainable urban quarters.

The project sets ambitious goals: two-thirds of the total site will remain as natural space. Mature trees, biotopes, and the Eisbach as a defining element secure the ecological quality of the location and give the quarter its distinctive identity. Tucherpark will thus become a green neighborhood: open, lively, and with a high-quality lifestyle. Around 600 apartments are being created, ranging from modern city flats to family-friendly layouts. This housing offer will be complemented by 90,000 square meters of office space for up to 4,000 workplaces. Social and cultural infrastructure is also planned:
Childcare facilities, a health center, sports and leisure opportunities, as well as a diverse gastronomy offer. A particular highlight will be the publicly accessible rooftop bar of the Hilton Hotel, which, after renovation, will assume a new role as an urban meeting point.

The development’s aim is to achieve the climate-neutral operation of the quarter. To achieve this, solar and hydropower, waste heat from a data center, and resource-efficient building materials are being integrated into the planning. These are complemented by an innovative mobility concept with sharing services, e-charging stations, infrastructure for bicycles and scooters, and multimodal transport hubs. In doing so, the quarter will not only meet today’s ecological standards but set new benchmarks for the city of tomorrow. Architecture also plays a central role: the listed buildings by architect Sep Ruf – celebrated in the 1960s as symbols of modern corporate architecture – are being carefully revitalized, while new buildings will complement the existing ensemble and secure the quarter’s future. The first office spaces are expected to be available from 2026, with overall completion scheduled for 2029.
In this highly complex development setting, we are responsible for active project controlling on behalf of the investor Commerz Real. A key focus of our work lies in process quality assurance, both during project initiation and in ongoing monitoring. Our core task is to standardize the developer’s reporting to the investor, both formally and in terms of content. We ensure that the same standards are applied across all sub-projects in the quarter. This creates comparability, safeguards information quality, and enables the investor to access up-to-date, consistent, and reliable data at all times.

Our clearly structured process organization supports this goal. It ensures that routine tasks are carried out to defined standards – from schedule tracking and budget control to coordination between planning teams and decision-makers. Particular challenges arise in managing overarching infrastructures such as the district-wide energy grid, the integration of the waste-heat network, or supply via the hydropower plant. In addition, we actively advise on building technology. We work to ensure that overarching standards are established early on and that economic potential is un- locked. Another task concerns dealing with the structural condition of existing buildings. Here, we connect planning with reality by establishing flexible processes and enabling planning and construction management teams to develop alternatives. In this way, even under challenging conditions, deadlines can be met.

Tucherpark in the Eisbach district is far more than a new-build project. It is a living prototype of the city of tomorrow, where nature, architecture, technology, and social infrastructure interconnect. Our contribution lies in active process quality assurance, structured project controlling, and the creation of transparency for the investor. This ensures that an ambitious vision becomes reality step by step with clear standards, high process quality, and maximum reliability in reporting. That is our understanding of active controlling.
