Nestled between the Spree and historic Berlin, the listed former central administrative building of the Allgemeine Ortskrankenkasse (AOK) Berlin was constructed in 1933 to the designs of architect Albert Gottheiner.

The six-story steel-frame building, clad in dark blue and red clinker bricks and designed in the Expressionist style, consists of the elongated tract on Rungestraße and three rear wings. The former counter hall on the courtyard side, once covered, now serves as an open courtyard dominated by the listed skylight construction. The western part of the complex, located on Wassergasse, was originally a two-story structure and has been expanded with a modern three-story addition that deliberately contrasts with the historic building.

On a gross floor area of 36,000 m², architects Axthelm and Rolvien created space for 124 apartments ranging from 75 to 400 m² and 60 micro-apartments between 25 and 50 m². The generous communal areas with their historic staircases provide an imposing atmosphere.

As an intermediary between the internationally networked developer and the general contractor, WBRE not only actively monitored and optimized the execution planning but also assumed direct responsibility for managing and implementing the project. The changing wishes and requirements of the client were taken into account throughout the construction phase, while all parties involved were efficiently coordinated.

In addition to construction management, bicon Generalplanung also took over buyer support after the apartments were sold by the developer. In close consultation with international buyers, the buyer management team developed exclusive solutions for each apartment and closely monitored their implementation through to acceptance and handover.
