On the 4,000 sqm building site on Petersburger Straße in Berlin Friedrichshain, the existing Hotel New Berlin is being extended by a new building and four existing buildings to be refurbished. In terms of urban development, the site is located on the border between Altberliner Blockrand development and a row-like open post-war development.
The hotel use is distributed over five buildings, which are connected to each other by a one-story connecting building. The ensemble accommodates a total of 234 beds. These are distributed among the new building on the street side and the existing building at Petersburger Strasse 16, the former workshop building at Petersburger Strasse 14 on the courtyard side, and the five-story commercial buildings at Kochhannstrasse 35b and 39 inside the courtyard.
The heart of the ensemble is the one-story patio attached to the hotel lobby, which houses the spacious restaurant and breakfast area, conference rooms and bar in the manner of a greenhouse.
The design takes into account the local conditions and particularities of the existing residential and commercial buildings and combines them with an elegant contemporary modernity. The new construction of the narrow entrance building contrasts equally with the industrial charm of the greenhouse and with the refurbished facades of the courtyard-side commercial buildings.
The refurbishment of the existing buildings was carried out in accordance with the requirements of the new hotel use and, in addition to the window and facade upgrades, includes above all extensive measures to establish fire protection. Considerable interventions in the structure of the buildings were required in the course of the upgrading and replacement of existing ceilings and the new construction of the roofs.
The planning accompanying the construction process was continuously faced with the task of reacting to the structural surprises of the old building fabric on the one hand and implementing the wishes of the client on the other. Thus, the most urgent task of the site management was to cushion and compensate for the effects of these discrepancies on the construction process.
